TITLE REPORTS sometimes referred to as Nothing Further Reports is a report of what is filed of record in the county where the subject property is located. We establish a good title stop, meaning going back in the chain of title until we find evidence of title insurance having been issued. Some cases require going back to Sovereignty. The report is a complete list of any and all items such as voluntary liens and involuntary liens which might affect title to the property. Each report will include complete copies of all items cited on the report at no additional cost. Every report is backed up with an E&O policy which will cover any losses that result of any mistake on our part; The fee for this service is $75.00 per search (including copies of all instrumens cited on the report, for no additional charge); turn around and delivery of the finished product is delivered 24 hours with most files being delivered to the customer on a “same day” basis.

NOTARY / COURTESY CLOSINGS – Express Land Title will provide notary services / courtesy closings for Home Equity, Home Improvement files, closed at one of the official closing locations (law office, Title Insurance Company; office of the lender) with the customer’s convenience in mind…we have and will close each file on a 24 hour basis…regular non home equity or home improvement files, such as refinances will be closed at the convenience of the borrower at the location most convenient to the borrower.
